At the River Club, we get a lot of questions about manufactured homes. This article answers our seven most frequently asked questions and hopefully clears up any misconceptions you may have.

1– Are site-built houses better than manufactured homes?

No, not at all. In fact, manufactured homes are the only homes in the US built to a national code. While manufactured houses may not be for everyone, they do have many benefits. For example, they are usually cheaper than site built homes, they are easily customized and they carry lower utility bills.

2– Where can I place my manufactured home?

The beauty of manufactured homes is that there are many, many places to place them. You can put them in the country, in a city or the suburbs. However, you can’t put them just anywhere- you must comply with Federal regulations and any imposed by your city or state. If you own land, you can usually place a manufactured home on it. If you don’t own land, consider a specially built community like The River Club.

3– Can I finance the purchase of a manufactured home if I have poor credit?

Quite possibly. You might qualify for a FHA home loan. FHA loans were created by the Federal Housing Administration in 1934 to increase home ownership in America. It is much easier to qualify for this Government home loan than a conventional mortgage because of the lenient loan requirements. FHA loans go through a manual approval process, so the lenders take into account other factors, such has not having outstanding debt, or having been at the same job for a long time, to compensate for poor credit.

4– Do manufactured homes have enough space to accommodate a family and pets?

Absolutely. Manufactured homes range in size from from a few hundred square feet to more than 2,700 square feet. At The River Club, we have many options to accommodate families and pets.

5– Are manufactured homes good investments?

Manufactured homes appreciate in value just like site-built homes. Plus, they come with the same tax advantages as owning a site-built home. They can also be good for your budget because they often come with lower down payments and utility bills than site-built homes.

6– What materials are used to build manufactured homes?

Yes! In fact, homes for areas with high winds and tornadoes are required to be built to withstand these elements. A manufactured home is internally inspected both during and after construction to ensure it has been built to standards for the area where it will be placed.
